Operating Guidelines and Special Conditions

Building Access: Access to the building will be via a keypad security system. Each tenant will have a personal code. When entering/leaving the premises each entry or egress will be recorded by the Back to Base Security Service monitoring the premises.

Security: The building has a 24hr camera security system and Back to Base Alarm monitoring. Pease be aware that monitoring is taped and recorded in all areas visible by cameras.

Parking: Available 8 spaces to be used on a share basis among all tenants. Garage remote control will have a $50 holding deposit.

Electricity: Reasonable consumption is included in the rent. We have 3 phase electricity capacity. A surcharge will apply to any extra use i.e Kilns, Ovens, Floodlights etc.

WIFI: Wireless facility is available throughout the building. A password can be issued with a $7 per month charge.

Waste Bins: May St Studios will supply one (1) industrial rubbish bin and one (1) Paper Only bin. Tenants must ensure that all rubbish is managed to comply with environmental considerations.

Wet Areas: (Kitchens & Toilets). Please adhere to instructions posted in these areas and use bins provided.

Equipment: For safety reasons, all equipment used in spaces, such as heaters and fans, must be approved by management.

Clean-up Sinks: Please comply with instructions in this area. Two sinks have been installed and are equipped with filters. No oil based or such materials are to be washed down these sinks. Non-degradable materials are to be put into the special environmental oil drum provided.

Cleaning: This will be done once a fortnight to all common areas. Individual tenants are to be responsible for their own space.

After Hours Visitors: The space is not to be used as a private venue unless prior arrangement has been made with the managers of May St Studios. Visitors to any individual tenant must be accompanied by the tenant.

Sleeping on premises: Under no circumstances is sleeping on the premises permitted. This would be a breach of our Council approval as well as the lease document.

Care of premises: No alteration to the building is allowed, unless with written approval by the landlord. The tenant shall not obstruct the entrance passages, halls, staircases, or fire escapes of the premises or use them , or any part of them, for any purpose other than for going in and out of the premises.
Upon termination of the tenant's lease, the premises must be left in the same condition as at the time of occupation.

Insurance: No activity to be carried out on the premises which might prejudice the insurance policy.

Nuisance: Please avoid excessive noise, odours and dust. Odourless solvents must be used at all times.
Do not spray aerosol fixative in studios, work must be taken outside.

Privacy: Please be respectful of individual artists needs.

Communal Dining & Kitchen Area: Please ensure that it is always kept clean and no food left overnight in kitchen or own space. Each tenant is responsible for their own appliances and food stuff. All rubbish is to be placed in plastic bags provided.

Late Payment: We reserve the right to block access to your space until such time as rent is paid.

No Smoking: no smoking is allowed on the premises.

Gallery Space: We are looking at a variety of options but currently we are planning two mixed exhibitions per year for tenants only. This would use the gallery as well as open the whole studio space to invited guests. Costs re invitations, advertising etc to be divided amongst the artists.

At other times the Gallery space would be open to individual artists who wish to exhibit solo shows. Priority will be given to tenants but the gallery space will also be offered to outside artists.

  • Costs will be $400 per week
  • Recommended time per show would be two weeks.
  • The managers of May St Studios undertake to help with hanging of artwork and facilitate access to the venue. All related materials & services will have to be supplied by the artist.
  • Costs of invitations, advertising etc to be divided amongst existing artists.

We reserve the right to terminate lease agreement on 10 days notice of any tenant in breach of above guidelines.
